How I SOLD my house in 1 day in a soft market

It all started with a dream! My family and I had dreamed of moving to the Red Deer area for years. We wanted to be closer to the mountains and all things adventurous. I had lived in Red Deer as a child and loved this area for its beautiful parks and proximity to Sylvan Lake and other major hubs. 

We knew that we had a lot of work to finish up on our house to get it ready to sell. We had purchased our home a few years earlier and had been non stop renovating since our possession day (My husband is a general contractor and owns his own company ~ Rally Contracting)

Prepare Your House For Sale

Once we decided we were going to make the big move from Saskatoon to Red Deer, we got to work! Let me start out by saying it was not easy and it took myself and my husband weeks and weeks – ok months of preparation to get our house ready to sell. I can’t stress this to my clients enough but you get one opportunity to impress a potential buyer and that buyer generally makes their first impression and judgement within the first 10 seconds of being in your home so you want to make sure you are nailing your presentation. We knew that we were selling in a softer market so our house had to show 10/10.

Staging For Sale

Our sale preparation started with the exterior of our house – we were lucky to be selling in the fall so we began by pressure washing and hand scrubbing our siding, putting a fresh coat of paint on our front door, installing new, modern house numbers and I made sure my flower beds were weed free and nicely groomed. We set the impression from the exterior that our home was well cared for and clean. We didn’t want that impression to die once they walked into our house so we staged and depersonalized our entire house. I spent weeks cleaning out closets and drawers and scrubbing every inch of our home. We did paint touch ups on all the interior walls and made sure the baseboards and trim were in great condition and freshly painted. 

The main floor of our home had been recently renovated so it didn’t take as much work to stage and touch up but our basement had old original stained carpet and just appeared dated overall. This is where we spent most of our budget. We installed new laminate flooring, trim and fresh ceiling tiles. We painted the existing bathroom vanity and installed a new corner shower. 

Price Your House For The Current Market Conditions

I know that our house would have sold eventually had we not done these items but we would of had to adjust our price to accommodate for these needed repairs and it could have greatly extended our days on market. The second component to our quick sale was bang on pricing. We priced our house perfectly for the current market conditions. We were still able to walk about with cash in our pocket.
